We Reviewed TurboTenant in 2026: Is It Still Good For Landlords?

TurboTenant

Modern landlords know that managing a property portfolio is challenging and requires all sorts of administrative tasks. A landlord business is, in many ways, just the same as a regular business and not the passive income source that many people expect when they get into it. Factoring in things like maintenance costs and meeting regulatory requirements takes up a lot of time.

Fortunately, there are tools like TurboTenant that are here to help. These simplify processes and streamline operations by providing software support, enabling landlords to manage complex portfolios from the comfort of their laptops.

So, is TurboTenant any good in 2026, and what changes has the platform made? In this review, we explore some of the things we like about it, some of the things that we don’t like so much, and then come to a final verdict at the end

Who is TurboTenant for?

Who is TurboTenant for?

TurboTenant is a software platform built for DIY and independent landlords who own between one and fifty residential properties. It offers a modern, paperless workflow that allows subscribers to improve their monthly cash flow while reducing administrative costs.

Ideally, this software is for property owners who want to automate the tedious parts of their job. For example, if you don’t like chasing down rent, TurboTenant claims it can help with automated rent collection services. It can also post your vacancies on dozens of websites automatically for you, so you don’t have to do it manually. All of these time-saving measures are ideal for landlords who want to think more strategically about how to grow their businesses and focus only on the highest-value tasks.

What we liked about TurboTenant

What we liked about TurboTenant

So let’s get into the meat of the review. What were some of the things that we liked most about TurboTenant?

The autopilot feature

One of the things we liked most about TurboTenant is the Autopilot feature. This is essentially a hands-off tool that allows the software to work for you in the background while you get on with your regular job. Autopilot is an AI assistant that allows you to deal with the daily practicalities of managing your property portfolio without having to invest any of your own time personally.

For example, TurboTenant can help with:

  • collecting rent
  • tracking accounting
  • managing maintenance
  • screening tenants
  • creating leases
  • listing rentals

All of this would usually take a lot of time, but with the AI assistance features, it’s easier to handle day-to-day operations. Autopilot pairs with TurboTenant’s technology and local property management service to even deal with practical operations such as maintaining a property.

Free-forever tier

Another thing we really liked about TurboTenant service in 2026 is that it has a $0/month plan that still allows landlords to access critical infrastructure tools to assist with their business operations. For example, vacancy marketing messaging and application collection are free, as is basic rent processing. Competitor services would expect landlords to pay a substantial fee for these services, but they’re all included in the free plan, which is ideal for owners who want to keep their costs low.

State specific leases and e-signatures

We also liked that TurboTenant offers state-specific leases and e-signatures, rather than forcing generic templates on everyone. The platform legally vets all the documentation it provides and builds it into its dashboard system, allowing unlimited electronic signatures directly. This contrasts with external systems that often require you to pay a fee to access signature-based services or documentation. TurboTenant says this is available to landlords who are on its plans, and it is looking to expand its offering further in the future to make it even more flexible and useful in different situations.

Built-in rental accounting

On top of this, there is the built-in rental accounting feature. Instead of forcing you to link the platform to some external accounting software like FreshBooks, TurboTenant features a native ledger that tracks and syncs directly with all of your bank accounts. This means that you can avoid the additional cost of accounting software and integrate your money management and finances into the TurboTenant system.

You can automatically categorise your rental expenses using this service. You can also export clean Schedule E tax packets at the end of the year to simplify your accounting process and reduce the burden on your accountant.

Fast syndication

Lastly, we really like the fact that TurboTenant offers fast syndication. It’s possible to build rental listings in under two minutes using the integrated AI app to create descriptions if you get stuck with writing, which we did many times.

Minor cons and trade-offs

Of course, no landlord software is perfect, and TurboTenant did have some minor problems. We didn’t find anything that was a deal breaker for us, so we’re still happy to recommend this piece of software.

Let’s say, for example, that you need phone support to use your TurboTenant dashboard. If you’re on the free tier, you only get online chat and email customer service. You can’t talk to a representative via your smartphone unless you upgrade to an annual paid subscription.

You also face standard payout delays when you use a service like TurboTenant. There are no native same-day deposit options available on the free baseline tier, so any payments you do receive may take a few days to clear and hit your account. Finally, the architecture of TurboTenant is designed for traditional long-term residential property leases. You won’t find the same sorts of services that you can run on short-term vacation rental platforms like VRBO. Therefore, for some landlords, this could limit flexibility and prevent you from running the business that you want to run.

Final verdict

So what did we really think about TurboTenant?

Ultimately, we have to give it 5 out of 5 stars. It has some minor cons and trade-offs, but these are endemic to virtually every piece of software because of the ecosystem that it operates in. We particularly like TurboTenant because of its autopilot feature. This allows the platform to bridge the gap between the digital and physical world, offering real, genuine solutions to problems like maintenance and property upkeep.
